Office Fit-Out in Dubai: Planning for the Way Your Business Works

The best office layouts start with how people actually work, not with a finish schedule. This guide covers what to decide before design begins and how to keep the plan useful once the space is occupied.

Start with the business, not the drawing

  • Headcount today, and the range you realistically expect over the lease.
  • Work patterns: desk-based, collaborative, hybrid or client-facing.
  • Meeting needs: how many rooms, what size and how private.
  • Visitor flow from entrance to reception and meeting areas.
  • Storage, printing, pantry and support spaces.

Check the site constraints early

The unit itself sets limits: ceiling heights, column positions, window lines, available power and data routes, and the services that the building already provides. Handover condition from the landlord, whether shell or partly fitted, also changes what the budget must cover.

Power, IT and flexibility

Power and data are far cheaper to provide during construction than to add afterwards. Planning outlets, cable routes and spare capacity around the layout you expect to grow into avoids reopening finished areas.

Think about maintenance from day one

Ceiling access, serviceable fixtures, cleanable finishes and a clear record of what was installed all reduce running costs. They are decisions made during design, not after handover.

Questions clients ask

What should be decided before design starts?
Headcount range, work patterns, meeting needs, budget level and target move-in date. Open questions can be listed and resolved as design progresses.

Does the landlord handover condition matter?
Yes. A shell, a Category A unit and a partly fitted unit need different scopes, so confirm what is handed over before comparing quotations.

Can maintenance be considered in the design?
Yes, and it is cheaper to do so. Access panels, durable finishes and clear records are design decisions.
