Project Overview
A 1,400 m² headquarters floor taken from shell-and-core to full occupation. The client was consolidating three leases into one building, so the completion date was fixed by lease expiry rather than by preference.
Scope of Work
Interior design, space planning, joinery, partitioning, ceilings, flooring, full MEP fit-out, lighting design, data and AV containment, and FF&E coordination.
Challenges
The building management permitted heavy works only outside trading hours, and the base-build MEP risers were already partially committed to other tenants — which meant the intended routing was unavailable.
Solution
MEP was re-coordinated against the actual surveyed riser capacity before any procurement was committed, and the ceiling void was re-sectioned to carry the revised routing without lowering the finished ceiling height.
Execution Process
Works were phased floor-by-floor with noisy trades sequenced into permitted hours, and a weekly progress report issued against a fixed programme baseline.
Final Outcome
Delivered to the lease-expiry date with the snag list closed before handover. The client subsequently placed the building on an annual maintenance contract.
